Littleton, CO real estate: buy or sell with a local AXEN agent

Littleton means two different things. The City of Littleton actually crosses three counties, Arapahoe, Douglas and Jefferson, and a much larger area just has a Littleton mailing address without being in the city at all. Two houses a block apart can sit in different counties, pay different city taxes and feed different school districts.

Buying a home in Littleton: what to know

The rules that apply everywhere in Colorado are on the Colorado page. These are the Littleton details that trip people up.

  1. Check the county on the deed, not the mailbox. The City of Littleton lies in Arapahoe, Douglas and Jefferson counties, and thousands of homes with a Littleton address are not in the city at all. The county on the parcel record decides who assesses you and who collects.
  2. A metro district can add a big second levy. In Arapahoe County's 2026 certification, Littleton Village Metro District debt levies ran well above the City of Littleton's own total levy. That district levy stacks on top of city, county, school, fire and parks. Ask for the certified levy on the specific parcel.
  3. Your fire and parks levies are their own districts. South Metro Fire Rescue is a separate taxing district with its own certified levy, and South Suburban Park and Recreation is another. Neither is part of city government, and both appear as their own lines on your statement.
  4. The city has its own historic board. Littleton's programme runs under its unified land use code. Minor exterior changes get staff approval and major ones go to the Historical Preservation Board. Interior work and routine upkeep need no approval.
  5. Water and sewer come from different places. All City of Littleton residents get water from Denver Water. Sewer goes through a regional renewal partnership and is usually billed by the city, but several sanitation districts operate inside the service area. The city does not pick up trash, so you hire your own hauler.
Selling

Selling a home in Littleton

Get a metro district payoff and disclosure.

If the home sits in a metro district, the buyer's total mill levy can run far above the city's own. Pull the district's certified levy from the county before you price it.

Have the historic approval paperwork.

If the home is a Littleton landmark or in the downtown historic district, show any past city approvals for exterior work. It saves the buyer a trip to the Historical Preservation Board.

Close out the right utility accounts.

Water is a Denver Water account. Sewer is usually billed by the city but may run through a sanitation district. Trash is your own private contract and you have to cancel it yourself.

Straight answers

Littleton real estate questions

Is my Littleton address actually in the City of Littleton?

Often not. The city itself sits in Arapahoe, Douglas and Jefferson counties, and a large unincorporated area also uses a Littleton mailing address. Check the parcel record with the county assessor, because that record decides your city tax, your fire district and your school district.

Why is my neighbour's tax bill so much higher than mine?

Most likely a metro district. In Arapahoe County's 2026 certification, some Littleton-area metro district debt levies ran more than double the City of Littleton's own total. That levy stacks on top of city, county, school, fire and parks.

Who puts out a fire here?

South Metro Fire Rescue Protection District, not the city. It is a separate taxing district with its own certified levy, and the parks and recreation district is separate too. Both show as their own lines on your tax statement, apart from the city line.

Who do I call about water?

Denver Water serves all City of Littleton residents, even though you are not in Denver. Sewer treatment runs through a regional renewal partnership and most residents are billed by the city, though several sanitation districts also operate in the service area.

Does the city pick up my trash?

No. Littleton does not provide trash service, so you hire and pay a private hauler yourself and cancel it yourself when you sell. That surprises people moving in from cities where it rides on the tax bill.
