Relocating to a New State: A Buyer's Guide

by AXEN Realty

Buying a home in a state you don't live in yet is harder than buying across town. You can't drive past homes on a Sunday, and the rules are different. Here is how to do it without costly surprises.

1. Pick the area before the house

  • Map your commute at rush hour, not at noon.
  • Check property taxes and insurance. They change a lot from state to state, and even county to county.
  • Look at school districts. Even if you don't have kids, they affect resale.
  • Visit once if you can. Spend a weekend in the two or three areas on your short list.

2. Get a local agent, licensed in that state

Real estate licenses are issued by each state. Your agent should be licensed where the home is and know that market street by street. Find an AXEN agent in your new state.

3. Get pre-approved early

Your lender must be able to lend in the state you are moving to. If you are changing jobs, tell your loan officer right away. A new job can change how a lender looks at your income. Get pre-approved.

4. Shop from far away, the smart way

  • Ask your agent for live video tours. Ask them to show the street, the houses next door and the noise level.
  • Ask for recent sales so you don't overpay in a market you don't know yet.
  • Always get an inspection, even more so when you can't see the home yourself.

5. Know the local rules

Each state does closings its own way. Some use attorneys, some use title companies. Seller disclosure rules and inspection deadlines differ too. Your agent walks you through them.

6. Line up the timing

  • If you must sell first, ask about sale contingencies or a short rent-back.
  • Ask if you can sign closing papers remotely. Options differ by state and lender.
  • Book movers early. Summer fills up fast.

Quick answers

Can I buy a house before I move?

Yes. Many buyers tour by video, sign electronically and close before they arrive. Rules for remote closing vary by state and lender.

Do I need an agent in the new state?

Yes. Agents are licensed by state, so work with one licensed where the home is. Find an AXEN agent.

How long does buying from out of state take?

About the same as a local purchase once you are under contract, often 30 to 45 days. See the timeline and the inspection checklist.

Where you buy changes this

Every state runs a sale its own way. Start with the page for where you are going.

  • Florida — title companies close, and insurance is the hard part.
  • Texas — no transfer tax, an option period, and funding after signing.
  • Georgia — an attorney has to run the closing.
  • California — escrow closes it and your taxes reset when you buy.
  • North Carolina — a non-refundable due diligence fee is normal.
  • Louisiana — civil law, an act of sale before a notary, and redhibition.

We keep a page for every state we work in, with a cost table, a step-by-step timeline and the rules that actually trip people up. See all AXEN locations.
